No construction is proposed. The site is in RH-3 (Residential, House; Three-Family) zoning district, and the 40-X height and bulk district. The proposed lots at 1,040 square feet and 2,210 square feet in size would contain less than the minimum lot area required in the RH-3 zoning district, and would therefore, require a variance from the Planning Code's minimum lot area. Both of the proposed lots would also be deficient and require a variance for the minimum rear yard and usable open space requirements set forth in the Planning Code Sections 134(a)(2) and 135(d) respectively.
